Choosing a REALTOR:
As a seller, your relationship with a REALTOR is vital. Choose a REALTOR you feel comfortable with; one who will handle the sale of your home as if it were his or her own.

Your REALTOR will help you understand the selling process. He or she will provide you with a full explanation of what to expect so you are not faced with any surprises along the way. Getting to know you: One of the first things your REALTOR will ask is, why are you selling your house? Your REALTOR will also explore any time constraints you may have, your financial situation and any future plans. It’s all part of getting to know you so the sale will be handled to your complete satisfaction.
Many home sellers haven't sold a home in many years. Be prepared to acknowledge that many processes have changed in the Real Estate industry. For example: you will be asked for your identification and to verify your occupation. These are the rules and regulations the Government of Canada implemented to assist in the fight against money laundering, etc. As your realtor I will conduct a Land Titles Search on your home, to verify and confirm ownership.
When you receive an Offer to Purchase on your home:
- The purchaser of your home may be represented by a realtor representative associated with he same Real Estate Company as the Listing Agent (preferably me), and,
- As the Listing Agent on your home, it is highly likely that through my marketing efforts, and associations, I may provide you with a purchaser for your home, without the assistance of another Realtor. In both the aforementioned cases, you will be asked to sign a "Limited Joint Representation Form" acknowledging the same Real Estate Company is representing you with both, the Listing and Selling of your home.
Setting the Price:
Arriving at an accurate estimate of value for your home is one of your REALTOR's prime tasks. It involves analyzing your home and comparing it to other, similar houses for sale or recently sold. It may also include a broader market survey, using sales statistics available only to qualified REALTORS. In the end, you will be sure the price you set reflects the true value of your home under current market conditions.
